What a builder floor really costs in Rajouri Garden

Two floors on the same block can be a crore apart, and the listing price rarely explains why.

Road width comes first. A 30-ft road carries a premium over an 18-ft lane because parking, resale and lift access all follow from it. Floor level is next: ground with a lawn and second with terrace rights both beat the middle floor. Then park facing, then the metro walk.

Before you negotiate, ask what the last three comparable floors actually registered at — not what the neighbours say they were offered.
